There are so many things to think about when selling your home that servicing the boiler probably isn’t on the top of your priorities…but it should be.

Do you have to get the boiler serviced when selling your home?
There’s no legal obligation to have your boiler serviced before selling your home, but you have to admit, it’s a great selling point. A working boiler is a major asset to a home because it can become costly for the buyer if it hasn’t been well maintained. Presenting your buyer with a certificate of service proof will instantly give them reassurance that they’re investing in a well-cared for home. If the boiler is old, a recent service gives the buyer peace of mind that the boiler is in good working order. Also, if you’ve maintained the manufacturer’s boiler warranty by having it serviced every year, make sure you make any prospective buyer aware of this benefit.
When selling your home you will have to fill in the Property Information Form accurately and honestly. This form is part of the house selling process and requires you to declare honest information about a range of aspects of your property’s state of repair. If you don’t declare any boiler issues and the boiler breaks soon after selling, the buyer could claim for compensation. Even if you weren’t aware of any issues, the buyer could argue that you must have been aware considering the boiler has broken so soon after selling the property. A simple boiler service would prevent any of the above issues arising.
